By way of background, Chris and I own and manage apartments in Birmingham city centre and across the midlands. As leaseholders ourselves, we have seen first-hand that the approach to fire-door inspections and remedial works can vary significantly between management companies, buildings and contractors.
In some buildings, reports appear to recommend more work than is reasonably required. In others, inspections appear to be very brief and not sufficiently detailed. The advice given to leaseholders can also be mixed and confusing, particularly as the guidance and expectations around fire doors continue to develop. The relevant guidance was most recently updated in March 2026, and the industry is still working through the practical implications of those changes.
One thing that became clear to us is that leaseholders often find themselves in a difficult position: they are told works are required, but they may not be given a clear, proportionate explanation of what actually needs doing, why it needs doing, and what alternatives may be available.
That is what led Sarah and me to start our own fire-door inspection and remedial works business. Our aim is to provide a more organised, transparent and proportionate service, with clear reports, sensible recommendations and no obligation to proceed with any remedial quote we provide.
